Terms of Service

These Terms are an agreement between you and King Homes Cash Buyers LLC, a Florida limited liability company doing business as bnbnet (“bnbnet”, “we”, “us”). By creating an account, starting a trial or using bnbnet, you agree to them. If you don’t agree, don’t use bnbnet.

Please read section 14: it requires disputes to be resolved by individual arbitration and waives class actions, unless you opt out.

1. What bnbnet is

bnbnet is bookkeeping software for short-term rental hosts. It organizes booking reports, bank and card transactions you import or connect, and produces summaries and reports, including a Schedule E worksheet.

2. Not professional advice

bnbnet is a tool, not an accountant, tax preparer, lawyer or financial advisor. Nothing in bnbnet, including Penny’s answers, categories, reports or the Schedule E worksheet, is tax, legal, accounting or financial advice. You are responsible for your books, your tax filings and your business decisions. Review your numbers and check important matters with a qualified professional.

3. Your account

• You must be at least 18 and able to form a contract.
• Give accurate information and keep it up to date.
• Keep your password private. You’re responsible for everything done through your account. Tell us right away if you think someone else has accessed it.
• You may use bnbnet for your own rental business, or for properties you manage with the owner’s permission.

4. Free trial

New accounts get a 14-day free trial of VIP. No card is required. When the trial ends, your account moves to the Free plan automatically and you are not charged unless you choose a paid plan.

5. Plans, billing and automatic renewal

• Prices: your first listing is free. Plus is $5 per month for each additional listing (minimum $5 a month). VIP is $15 per month for each additional listing (minimum $15 a month). Taxes may apply.
• Yearly plans: 25% off the first 12 months, then renew at the regular yearly price.
• Automatic renewal: paid plans renew automatically at the end of each monthly or yearly period, and your payment method is charged, until you cancel. You can cancel any time in Settings → Your plan. Cancelling stops future renewals; you keep access until the end of the period you already paid for.
• Listing changes: when you add or remove listings, your price changes. Monthly plans adjust on your next bill. Yearly plans are charged or credited the prorated difference right away.
• Refunds: payments are non-refundable except where required by law, or where we decide otherwise at our discretion.
• Failed payments: if a payment fails, we and our payment processor may retry it. If it isn’t resolved, your account may move to the Free plan.
• Price changes: we’ll email you at least 30 days before a price change. It applies from your next renewal after that notice. You can cancel before then.
• Payments are processed by Stripe. We don’t store your full card number.

6. Bank connections and third-party services

Bank sync is provided by Plaid, payments by Stripe, texts by Twilio, sign-in by Supabase, hosting by Render, and Penny’s smart answers by Anthropic. By connecting a bank you also agree to Plaid’s End User Privacy Policy. We aren’t responsible for third-party services, their availability or their accuracy. Bank data can be delayed, incomplete or wrong; you are responsible for checking it.

bnbnet is not affiliated with, endorsed by or sponsored by Airbnb, Vrbo, Booking.com, Furnished Finder or any bank. Their names are trademarks of their owners and are used only to describe compatibility.

7. Text messages

If you turn on texts and add your mobile number, you agree to receive automated texts from bnbnet about charges to sort and your account. Message frequency varies (typically 1–10 a day). Message and data rates may apply. Reply STOP to stop texts and HELP for help. Consent isn’t a condition of any purchase. Carriers aren’t liable for delayed or undelivered messages.

8. Your data

You own your data. You give us permission to store, process and display it only to provide and improve bnbnet for you, as described in our Privacy Policy. You can export your books and ask us to delete your account. You are responsible for having the right to upload any data you put into bnbnet.

9. Acceptable use

Don’t: access other people’s accounts or data; try to break, overload, scrape or reverse-engineer bnbnet; upload malware; use bnbnet for anything illegal, including money laundering or fraud; or resell bnbnet without our written permission.

10. Changes, suspension and termination

We may improve, change or discontinue features. We may suspend or close accounts that break these Terms or put bnbnet or others at risk. You may stop using bnbnet and close your account at any time. Sections that by their nature should survive (for example 2, 11–16) survive termination.

11. No warranty

BNBNET IS PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE FULLEST EXTENT ALLOWED BY LAW, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY AND NON-INFRINGEMENT. WE DON’T PROMISE THAT BNBNET WILL BE UNINTERRUPTED, ERROR-FREE OR THAT CALCULATIONS, CATEGORIES OR REPORTS WILL BE CORRECT OR COMPLETE.

12. Limitation of liability

TO THE FULLEST EXTENT ALLOWED BY LAW: (A) WE ARE NOT LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, REVENUE, DATA, TAX PENALTIES OR INTEREST; AND (B) OUR TOTAL LIABILITY FOR ANY CLAIM RELATING TO BNBNET IS LIMITED TO THE GREATER OF THE AMOUNT YOU PAID US IN THE 12 MONTHS BEFORE THE CLAIM OR $100. SOME PLACES DON’T ALLOW THESE LIMITS, SO THEY MAY NOT ALL APPLY TO YOU.

13. Indemnity

You agree to defend and hold harmless bnbnet, King Homes Cash Buyers LLC and its owners and members from claims, losses and costs (including reasonable attorneys’ fees) arising from your use of bnbnet, your data, your tax filings, or your breach of these Terms or the law.

14. Disputes: arbitration and class action waiver

• Talk to us first. Before filing a claim, email us and try to resolve it informally for 30 days.
• Arbitration. If not resolved, any dispute arising from these Terms or bnbnet will be resolved by binding individual arbitration administered by the American Arbitration Association under its Consumer Arbitration Rules, instead of in court. Either party may bring an individual claim in small claims court instead.
• No class actions. You and we each waive the right to bring or join a class, collective or representative action.
• Opt out. You may opt out of this section within 30 days of creating your account by emailing us with your name, account email and a clear statement that you opt out of arbitration.

15. Governing law

These Terms are governed by the laws of the State of Florida and applicable federal law, without regard to conflict-of-law rules. For anything not subject to arbitration, you agree to the exclusive jurisdiction of the state and federal courts in Hillsborough County, Florida.

16. Other terms

We may update these Terms. For important changes we’ll notify you by email or in bnbnet at least 30 days in advance; continuing to use bnbnet after that means you accept them. You agree to receive notices and agreements electronically. These Terms and the Privacy Policy are the whole agreement between us. If any part is unenforceable, the rest stays in effect. Our not enforcing a term isn’t a waiver. You may not transfer your account without our consent.
